BUYING A PROPERTY WITH US

Services and Fees with Classic Bulgaria Ltd 

1. Property inspection trip-55leva (=28euro). The fee covers two days of viewing but not more than 350km. The fee is refundable if you go with any of our properties. Property viewings in Veliko Turnovo town itself are FREE.

2. We establish your Ltd. company. (Foreigners, in order to purchase property in Bulgaria, have to set up a company-usually a limited liability company – through which they buy as many properties as they want. Though Bulgaria is officially in the European Union since January 1st, 2007 the law will continue to apply at least for the next 5 years).  – 550 euro. The fee includes:

 - A full package of company formation papers.

- Translation of company formation papers in your native language.

 - Opening a raising business account ( a nominal capital of 5000 leva-appr. 2560 euro- is required to activate the company. The raising business account is of a peculiar status and it is created only as a proof to Court that your company has sufficient funds to start operating. Once your company is issued a Court decision by the District Court you can withdraw the nominal capital of 5000 leva and close the raising business account. If you wish, you can open a current business account to keep track of all transactions for your company.)

 - Notarial certification of signature(s) sample.

- All Court and government fees for company formation procedure.

- Registration with Bulstat (Bulgarian Statistics Authority)

3. Solicitor’s services – 250 euro

- We prepare a preliminary contract/a deposit agreement between you and the seller in order to hold the property you intend to buy off the market

- We will research the ownership case on the property, also the ownership history of the property

 - We collect all necessary documents for a legal/notarial/ property ownership transaction.

 - We represent your interests at the day of deal completion.

 4. Classic Bulgaria’s agent fee – 750 euro

 - We make a property selection list fitting your property search criteria

 - We organize a property inspection trip for you

 - We answer all your questions about any property you see with us

 - We assist you in opening a current bank account upon your request at a bank of your choice.

 - We keep you informed all throughout the purchase procedure We represent your interests until the purchase finalization

 - We file a tax declaration at the taxation authorities to declare change of ownership on the property (this has to be done within 2 months of the notarial purchase finalization)

 - We declare change of ownership at the electricity and water company

 - We give you hints what to do and where to go even long after the purchase of your property has been finalized.

 N.B. We ALWAYS charge flat fees and never charge you a percentage level. We do not charge buyers progressivley on the selling price because for us the work involved in any deal is the same.

5. Other services

 - We offer airport pick-up services from Sofia and Varna airport to Veliko Turnovo – 180 leva ( 92 euro). A small deposit of 20 euro is required.

- We book your accommodation upon your request and choice. A small deposit is also required -amount depends on the length of your stay.

 - We help you find a builder to make both small and basic repairs to your new Bulgarian home. We are supervising your property while building work is being carried out and keep you informed on the progress of the builder. Fee is formed individually depending on the building project type and size.

 - An annual tax return accounting service – 155 euro

 - We help you get a mortgage.

 - We can help you move you money cheaply and safely through some of the best world currency brokers.

 - We can assist you in changing the land status of an agricultural land you bought: -

* We will site check the plot

* We will check the ownership papers and the map of the land 

* We will advise you on the possibility of the land status change.

* We will advise on the paperwork necessary for the land status change.

* We will carry out the procedure for you. Our fee for the above services is 1500euro. We charge another 150 euro for travel expenses. The above quoted fee of 1500 euro does not include any municipal/council/ and government connected with the procedure ( we give you an about estimate on the final costs before starting the procedure).

Please note, that a procedure for land status change takes between 6 and 12 months, sometimes longer.
